If needed, a pre-rental screening at the tenant's expense (if the application is accepted, it will be deducted from the first month's rent), proof of funds, work/study permits, or the involvement of a guarantor may be requested, if applicable.
b) Non-smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited;
c) Pets are not accepted;
d) The tenant must provide the landlord with proof of liability insurance of at least $2 million before occupancy and provide updated proof at each policy renewal;
